25 Gwydr Crescent is light, bright, spacious and warm. It was  renovated and insulated in 2019. A minutes walk from the  house there is a Tescos and Sainsbury’s, a local baker,  a post office, a printer, 3 charity shops, 2 chemists,  a vegetarian cafe, a diner, pubs, bars, restaurants, music venues and more.  
 
Singleton Campus is a short walk away and there are regular buses to Bay Campus just around the corner.
 
The contracts are for 48 weeks starting 29th July or 50 weeks starting 12th August.  The deposit is 4 weeks rent. Rent is payable 4 times a year to coincide with the start of each term and student loan payments. We ask for a guarantor. 
 
All bills are included in the rent. This covers the Water rates, 350Mb Virgin fibre broadband, TV licence and Netflix, Gas and Electricity.  There is an efficient central heating system controlled by a Nest thermostat and every radiator has its own thermostat. There is  constant hot water.  The gas and electricity have a smart meter. There is a fair usage policy within the contract for both gas and electricity, it is neither mean nor overly generous.    
 
All the bedrooms have wooden floors with rugs, robust double beds, large desks with office chairs, wardrobes, additional storage and black-out blinds,  ethernet and usb sockets. 
 
In the kitchen there are two hobs, two ovens, two large fridge freezers, a microwave, a washing machine, a separate tumble dryer and a dishwasher. Every contract holder has two cupboards with a cutlery drawer and there is plenty of storage for pots and pans. At the end of the kitchen is a dining table for six. The living room extension has a 65” TV with a Bose surround sound system and looks out onto an astroturfed usable garden with a bike rack, accessed by a back gate from the lane.
 
On the first floor, along the corridor,  there are two shower rooms one with a toilet and a sink, one with a sink. Both showers are spacious and have an overhead and hand held shower and have good water pressure. There is also a separate toilet and sink.  
 
The house is looked after and cared for by trusted people.   We, landlady, landlord and contract holders keep in contact through the what’s app group set up for everyone in the house.
